If you have a long relationship with your bank and have a good record there, it would be a start.
Not sure why you think a mortgage broker could be your last resort. That is exactly what you need to help you in analyzing the opportunities for you.
They should work with a mortgage broker and work with all lenders to find the best loan.
With such a credit score, which is not likely to qualify for a loan unless it is an important down payment and other assets.
BUT - that does not mean there are no special programs in your area.

Also, talk to someone who knows the market for mortgage

FHA lender must support all FHA standards, so do not think that a list of those who (borrowers with bad credit and find more than the assumption that does not) on a list.

Your best option is to work with a bank, you already know and / or region. Your credit score is low, but their success is what may be too low from. If you are new to credit and lack of recent bad history that they will help as long as you have a steady income. A larger down payment could also help.

Of course, another way to look for a property with seller financing, if they exceed 10% deposit.

You're not a mortgage with a score of 515th
FHA, under certain circumstances, is to work with someone with a score of 580, but the typical result is 620th
